Guest Services Specialist
Full-time Pay: $16 to $18 per hour Location: In person
Description:
Salt and Sand Realty is seeking a Guest Services Specialist who thrives in a fast-paced environment, enjoys helping people, and brings a strong sales mindset. This role serves as the primary point of contact for guests from initial inquiry through post-stay follow-up.
The Guest Services Specialist is responsible for managing guest communications, booking reservations, modifying reservations, and coordinating guest needs with internal teams. This individual acts as the central point of communication between guests, Vacation Rental Managers, housekeeping, maintenance, and management teams to ensure smooth operations and a high level of service.
Key Responsibilities:
• Serve as the primary point of contact for guest communication via phone, email, and messaging platforms
• Book new reservations and assist guests with questions regarding properties, availability, and the local area
• Modify, move, and cancel reservations
• Coordinate receiving guest payments and signed rental agreements
• Deliver a high level of customer service with a sales-focused mindset
• Text guests a daily message during their stay to ensure a high level of service
• Update the daily guest page to include the current week’s event calendar for the Oak Island area
• Promote Oak Island as a vacation destination and Salt and Sand Realty as the premier rental company
• Coordinate guest issues with housekeeping, maintenance, and management teams
• Troubleshoot and resolve guest concerns in a calm and professional manner
• Input and manage reservations within the company’s property management system
• Generate reports and assist with administrative tasks
• Visit properties as needed to support guest or operational needs
• Support team operations during peak periods
Qualifications:
• Strong verbal and written communication skills
• Ability to multitask in a fast-paced environment
• Strong organizational skills and attention to detail
• Customer service mindset with a focus on sales
• Calm, patient, and solution-oriented approach
• Strong problem-solving skills
• Self-motivated with the ability to work independently and within a team
• Basic computer proficiency, including Microsoft Products and Tools
• Experience with Property Management Software (PMS) preferred
• Experience using Streamline PMS strongly preferred
• Previous vacation rental or hospitality experience preferred
• Knowledge and ability to use AI tools
Requirements:

• Flexibility to work weekends and some holidays
Schedule:
• Full-time position
• In-season schedule requires weekend work
• Off-season schedule includes at least one weekend day off

Reporting Structure:

Our team of housekeeping professionals and inspectors are integral to our success and excellence for our guests. If you are looking to be part of a great team, have availability on Saturdays throughout the summer, and meet the job requirements, please apply! Hours are Saturday, 9am-4pm, to inspect our homes prior to guest arrivals.
Key Responsibilities:
• Inspect properties for maintenance and housekeeping excellence
• Record and report all maintenance or cleaning deficiencies
• Perform light cleaning when needed
• Deliver guest bags and amenities
• Top off soap dispensers
• Ensure decks, covered porches, and other exterior areas are clean and organized
Qualifications:
• Must be self-motivated and have a positive can-do attitude
• Basic electronic and cable/internet knowledge necessary
• Must have great communication skills and be technologically savvy
• Must have transportation to rental properties
• Be able to follow company standards and property checklists
• Must be highly detail-oriented
• Must exercise excellent time management skills
• Capable of taking direction while being proactive as well
• Smartphone (need to be able to text and take photos)
• Must be able to lift/carry/push/pull up to 40 lbs
Education:
• High school or equivalent (Preferred)

Description:
Salt and Sand Realty is seeking a reliable and hardworking Exterior Property Preparation Technician to help ensure our vacation rental homes are clean, safe, and guest-ready throughout the busy summer season. This position plays a key role in maintaining the first impression of our properties by keeping all exterior areas neat, organized, and presentable.
Key Responsibilities:
• Blow off decks, porches, walkways, and exterior areas to remove sand, leaves, and debris
• Inspect property exteriors to ensure cleanliness and overall presentation standards are met
• Arrange and reset outdoor furniture to proper placement
• Identify and report any exterior maintenance concerns or issues
• Assist maintenance technicians and landscaping team as needed
• Support general exterior upkeep across multiple properties on a daily basis
Qualifications:
• Prior experience in vacation rentals, landscaping, or exterior cleanup work preferred
• Strong work ethic with the ability to work efficiently and independently
• Ability to lift and carry up to 50 pounds overhead
• Comfortable working outdoors in varying weather conditions
• Attention to detail and commitment to maintaining high standards
• Valid driver’s license and reliable transportation required
Schedule Requirements:
• Must be available to work Saturdays
• Seasonal part-time role running from the week before Memorial Day through the week following Labor Day
Reporting Structure:
This position reports directly to the Exterior Landscaping & Blow-Out Technician, as well as the Maintenance Field Manager and Maintenance Operations Manager.
